In Northampton yesterday a group of experts, including Rob Carling from JBA, assembled to present on a number of risk related topics facing conveyancers. The event is one of a series of conferences across the country organised by TM Group, the largest provider of property searches to the legal sector. The event consisted of a series of lectures highlighting environmental, flood, energy and infrastructure issues in the Northampton area. It also provided everyday tips on complying with regulatory bodies and managing mortgage fraud risks.
Earlier this week it felt as though spring had arrived early in much of the UK as temperatures rose to a balmy 12 degrees and the floods of the winter of 2013/14 felt like a distant memory. Rob Carling’s presentation focused on the nature of flood risk with an emphasis on Northampton and the surrounding area. Over the last 20 years there have been two key flood events in the county, the first in April 1998 and the second in November 2012. Flood defences in central Northampton, built after the first event, reduced the number of properties flooded to a few hundred whereas in 1998 over 4,000 properties were affected causing over £75 million of damage.
The conference also featured Andrew Wiseman OBE from Harrison Grant Solicitors, leading environmental lawyer and contaminated land specialist. Andrew provided a useful update on the contaminated land regime under PART 2A of the Environmental Protection Act 1990, including householders' liabilities towards cleaning up contaminated land. Just this week, the papers ran a story about residents of two villages in North Wales being furious at having to pay more than £10,000 per property to clean up historical lead contamination in their gardens.
Other speakers included Vanessa Moscardo-Parker from Landmark Information Group who gave an interesting presentation on environmental issues, including the effects of living near to wind farms or HS2. The conference was concluded with Jenny Owen from Lawyer Checker and Loschinee Naidoo from Legal Eye who provided practical tips on conveyancing fraud protection and legal compliance.
The majority of environmental and flood searches used by residential and commercial conveyancers now include JBA Risk Management flood data and are available from TM Group.
The next TM event is on 25th March 2015 at the Spinnaker Tower in Portsmouth where Rob Carling will be speaking on managing flood risk in the Portsmouth area.
